Derby specifics

Solar on Derby’s houses

Derby is a city of semi-detached homes. The 2021 Census counted 39.1% of households in semis, 24.1% in detached houses and 21.8% in terraces, with only 12.2% in purpose-built flats (Census 2021). Much of that housing came in two waves. The railway works drove Victorian growth close to the centre, and the slum clearances of the 1920s and 1930s moved families out to new council estates in the suburbs, with private houses built alongside them.

For solar, that mix helps. A semi or a terrace usually has one long front slope and one long rear slope, so a system can often go on whichever faces nearer to south. When the best slope faces east or west, splitting panels across both still works well, because the power then comes in through the morning and the afternoon.

About 59.0% of Derby households own their home (Census 2021). If you rent, the landlord’s permission comes first, and since 27 August 2026 a small plug-in kit of up to 800W has been a legal option for flats and rented homes. The plug-in solar guide explains where one makes sense.

Planning in the city

Most panels on Derby houses go ahead under permitted development, with no application. The rules change in two places. Listed buildings always need consent. And Derby City Council has 16 conservation areas, from Friar Gate and the Arboretum to Darley Abbey, Allestree and Mickleover. In several of them, including Allestree, Darley Abbey, Mickleover, Spondon and Strutts Park, the council has made Article 4 directions that take away some permitted development rights. Darley Abbey is also part of the Derwent Valley Mills World Heritage Site, which runs up the valley to Belper and beyond.

Connecting to the grid

Every system in Derby joins the local network run by National Grid Electricity Distribution, the operator for the East Midlands. For a typical home system, the installer notifies the network within 28 days of switching it on under the G98 process. Bigger systems, and some batteries, need the network’s approval before they are connected. We handle the paperwork either way and send you a copy.

The money side

Electricity under Ofgem’s price cap costs 25.36p per kWh in the East Midlands for 1 October to 31 December 2026 (Ofgem). Every unit your panels supply is a unit you don’t buy at that price, which is why a battery or daytime use makes such a difference to the saving.

Two things help with the cost of fitting. Solar panels and batteries in homes carry 0% VAT until 31 March 2027. And Derby City Council runs the Warm Homes: Local Grant with YES Energy Solutions. It can pay for up to £30,000 of improvements, solar panels included, for owner-occupied homes with an EPC rating of D to G and a household income of £36,000 or less, or in certain postcodes (Derby City Council). For a sense of scale, the Energy Saving Trust puts the average home system at 4.5 kWp and £7,600 to install, with panels lasting 25 years or more and the inverter needing replacement after about 12 (Energy Saving Trust).

How much power will panels make on a Derby roof?

Can I call outside opening hours?
